This triggered the need for the "Unsecured/GAP" product, as the current market did not allow for a higher LTV, nor would the appraisal be adjusted. This led our team to pursue a consulting role to find sustainable, common-sense solutions to the real estate market. Global Project Funding Process
We start by a simple information gathering form that allows us to make sure we can assist you, remember we cannot help everyone. We come to the “job site” with capital access in coordination of the borrower’s tools, which includes, the status of their entity, their experience, their reputation, and their capital capacity. Our background and reputation in underwriting and project analytics allow for the funding entity to be able to streamline their process to get to yes, efficiently. This information and analytics help the borrower(s) understand from an approval process, what the underwriter can find during their extensive due diligence process. This feature is designed to be proactive for the borrower so erroneous items can be addressed before sending to the lender, rather than sending in a request for funding and not knowing the outcome.
Time and CostOur turnaround time is usually 24 hrs for USA based entities and individuals, that report is $499+ CC Processing cost (Includes 1 entity and 3 individuals). For Non-USA based entities, that cost is an additional $200. For Non-USA based individuals, that cost is $1,000 per individual (No Limit), add 1 week to processing time as we are dealing with foreign response and logistics. We will provide a copy of this data to the borrower in our follow-up meeting with suggestions on how to address any items of concern-PRIOR to sending your funding package to the funding decision maker.
